Purchasing a home is one of the largest investments you will ever make both financially and emotionally. Whether you are a first home buyer or you are now ready move into a new home. You need be prepared before shopping.

Tired of paying rent? Have you outgrown your current home? Are you looking to move to a different neighborhood? Do you want to live closer to work? Having a clear sense of your reasons for buying will help you choose the right home.

• Knowing what to avoid will help your home shopping less stressful and more enjoyable
Don’t fall too in love with a house. Of course, you should love a house, but stay realistic. Don’t let it get to the point that you ignore what your budget is and end up overbidding for the house, or you ignore the amount of money it would take to repair major defects or problems with the house. – Don’t ignore your gut feelings. If a house doesn’t feel right, it probably never will, just move on. — Don’t forget to research the neighborhood, the quality of the local schools, and think about how the commutes to work might be. Visit the house and neighborhood at different times of day, and drive around at night and on weekends when most of the neighbors are home.- Waiting too long for the perfect deal or being a little too cautious, could cost you money. Failure to make a move or procrastinating, especially in a rising market, could result in missed opportunities and possibly end up paying more in the end. Prices rise and fall, but the general trend is upward and waiting for that perfect deal just might keep you away from your dream home. – Not putting in a strong enough initial offer. Make a strong initial offer to avoid losing out to other bidders if any, or being rejected immediately by the seller. –No pre-approval for a home loan. Know how much home you can qualify for and get pre-approved by my preferred lender before starting to shop for your dream home. Submitting a purchase offer with your home loan pre-approval shows the seller that you are a strong serious candidate for purchasing the home.
